Valuation – if you are buying with cash or want an opinion other than that provided by your Bank/Building Society this is the simplest option.
Home Buyer Report – this is the most popular report format. It embraces all the content of the RICS Condition Report plus a market valuation and insurance rebuild costs. It also includes advice on defects that may affect the value of the property with repairs, and ongoing maintenance advice.
RICS Building Survey – the most detailed report format usually recommended for older, special properties or those with pre identified problems.
Single Structural Defect Report – if you are concerned about one aspect of disrepair and need some reassurance – this is the way to deal with this quickly and cost efficiently!
Commissioning your own survey is the simple and economical way to avoid unpleasant and perhaps costly surprises after moving in. The report findings will give you confidence to proceed with the purchase or renegotiate the price to reflect any issues identified during the inspection. Even if you are seeking a mortgage and may be paying for a Mortgage Valuation Report, it is still advisable and prudent to arrange a survey by a Chartered Surveyor as the Mortgage Valuation is prepared for the lender – not you. The report prepared for the mortgage only answers questions concerning the appropriate security for your loan. You cannot rely on it to protect your own personal interests. You should be aware that the property may not even be inspected as many lenders now use drive by or computer generated valuations to make a determination.
We also provide reports for the following purposes for private clients or at the instruction or recommendation of other property professionals:
